As 2025 winds down, your Schmidt Farms POA Board would like to update you on the topics and projects we have been working on and are planning for the future. Join us at the Annual Meeting on
Saturday, December 6th at 9:00 am in the indoor meeting room at Bulldog Park.
We have four Board positions up for election this year. There are three incumbents hoping to retain their positions and one open position that needs filling. If you (or someone you know) would like to join the Board, please submit your name (and a brief bio) to schmidtfarmspoa@yahoo.com by November 22nd! Voting will then be open from November 23rd to December 6th at 8 am. Please check your email on or after November 22nd for a complete list of candidates and a link to the online voting option. Paper Ballots are still available and will be sent in the same email on the 22nd after the nominations are closed. Only one vote per lot, please. If we happen to receive two votes (one paper, one electronic) from the same lot, the paper vote will be the one counted. There will be no proxy voting. If you are utilizing the paper ballot, please have it in a sealed envelope in the mailbox by the park by 8:00 am on Saturday, December 6, 2025. Online voting will also close at that time. Your participation is needed and encouraged!
This year’s tightly controlled spending, on-time dues payments and collections of several past dues have again put us on track to finish the year in the black! Major projects in 2025 included revamping and replanting the entry island, fortifying the area around the Massachusetts bridge, and adding more trees, refinishing all the benches around the pond, strengthening the shoreline, and continued border fence and stone pillar repairs. In addition, with the collected email list and Facebook page, we are continuing to put a strong focus on improved communications with our residents regarding issues and events around the neighborhood. Of course, there is always more to do, so we are looking forward to a great 2026.
POA Dues Payment Slips for 2026 will be delivered to each resident’s mailbox after the Annual Meeting. For 2026, we have instituted a small increase to annual fees and have only one payment option going forward. Both for ease of calculations and accounting purposes. The $400 payment is due January 1, 2026 and is considered late on January 2nd. A late fee of $50 will be added if payment is not received by the end of the grace period on February 1, 2026. Payments may be made online or by check to the mailbox by the park. Placing the envelope into the mailbox yourself without postage is acceptable. Please visit our website www.schmidtfarms.net to take advantage of the online option. (Note that there is a 3% fee for online payments that will need to be added when submitting the payment. So if you pay on line the amount you need to enter is $412) On-time payments prevent late fees and allow us to keep our neighborhood looking great throughout the year.

Our board was founded in 2005 by a group of dedicated volunteers who are also your neighbors who wanted to create a safe and welcoming neighborhood for their friends and families. Since then, we have grown to over 184 homes and continue to thrive as a close-knit community.
Board members serve 2 year terms with half of the board up for election every December at the annual meeting. Our subdivision depends on healthy volunteerism. Please use the contact form below if you are interested in being considered for the board.

Below is a list of pertinent documents for the operation of and information about the Schmidt Farms Subdivison.
The Restrictive Covenants are the neighborhood architectural rules. They outline the visual standards for all homes, including building sizes, fencing, landscaping, and property rules. The Full Declarations of Conditions and Restrictions are the legal and financial framework for the HOA. It governs how the community is managed, how the Board operates, and how quarterly dues are assessed.

Annual dues of $400 are due Jan 1, 2026 (late Feb 1 with a $50 fee). To pay online, you must manually enter $412 to cover the 3% processing fee. To pay $400 by check, drop it in the mailbox near the park at 12702 Pennsylvania Place with your address/lot number in the memo. Payment coupons are in the Documents section
